Project Details

Using the principles of placemaking, we sought to transform Largo’s suburban landscape into a vibrant urban hub. At the heart of our design philosophy was the integration of the site’s proximity to the Metro line, leveraging its location to foster a seamless blend of transportation, retail, and community spaces.

We turned the Metro system’s adjacent service and maintenance area into a focal point, ingeniously weaving the service tunnels into the retail environment of the ground floor. Our master planning emphasizes non-vehicular pathways, highlighting our commitment to urban design that encourages healthy living, social interaction, and environmental stewardship. By intertwining Largo’s historical context with a forward-looking design, we aim to create a space that not only meets the current urban design standards but sets new ones.

Project Details

Reservation 13, located at Hill East near the Anacostia River, has been an underused historic site for over 200 years. Initially excluded from L’Enfant’s Plan, it was later included in the 2002 Anacostia Waterfront Target Areas. In December 2020, DMPED issued an RFP to develop the site, transforming it into a vibrant mixed-use community.

Argos Group and The NRP Group selected MOYA Design Partners to lead the design of six mixed-use buildings, adding over 1,000 homes, retail spaces, and childcare facilities. MOYA’s design embraces the Hill East Master Plan and the Anacostia Waterfront Initiative by integrating the street grid and respecting the site’s zoning and scale.

The project rehabilitates brownfield areas and creates green spaces and courtyards. The design capitalizes on the existing topography, creating a visually dynamic development that connects the city to the Anacostia River and reimagines the relationship between the urban environment and nature.

Project Details

The CareFirst Arena at 1100 Oak Drive SE, Washington, DC, is a cutting-edge 118,000-square-foot venue that has transformed the city’s sports and entertainment scene. Completed in 2018 for $55 million, it was designed by Paola Moya, then CEO of Marshall Moya Design, in partnership with ROSSETTI Architects.

The CareFirst Arena is home to the Washington Mystics (WNBA), Capital City Go-Go (NBA G League), and serves as the Washington Wizards’ practice facility. This LEED Gold Certified arena also hosts concerts, e-sports, and community events, showcasing versatility and community engagement.

Its design blends with the historic St. Elizabeths East campus, featuring a brick-toned exterior and innovative interior with split-level seating for seamless transitions between events. As part of St. Elizabeths East’s redevelopment, the CareFirst Arena has won awards like the DCBIA Community Impact Award and Washington Business Journal’s Game Changer Award, contributing to Ward 8’s economic growth by generating jobs and revenue.

Project Details

Audi Field, located at 32-60 R Street SW in Washington, DC, is a state-of-the-art 360,000-square-foot stadium that serves as DC United’s permanent home. Completed in 2018 at a cost of $400 million, the stadium was designed by Marshall Moya Design and Populous. It seats over 20,000 spectators and plays a key role in the revitalization of Buzzard Point with its integration into future mixed-use developments.

The LEED Gold Certified stadium focuses on sustainability, featuring energy-efficient systems, a green roof, and stormwater retention. Highlights include 31 luxury suites, pitch-level seating that brings fans close to the action, and a rooftop bar with views of the Capitol.

Audi Field also hosts concerts and other events, enhancing the city’s cultural scene. With amenities like a bike valet and the DC United Team Store, it offers a premium experience for fans and visitors, cementing its place as a centerpiece of Washington’s sports and entertainment landscape.

The Smithsonian Institution selected Ayers Saint Gross (AOR) as the lead architecture firm, with MOYA as the Associate Architect, to conduct a thorough site selection study for two major cultural institutions—the Smithsonian American Women’s History Museum and the National Museum of the American Latino. This initiative, authorized by the U.S. Congress as part of the Consolidated Appropriations Act of 2021, represents a pivotal step in expanding representation on the National Mall.

Under the leadership of Ayers Saint Gross, our team conducted an in-depth site analysis, evaluating more than 25 potential locations to determine the most viable options for these landmark museums. We meticulously assessed critical factors, including cost, spatial capacity, indoor and outdoor programming needs, visual prominence, transportation access, environmental conditions, and historical planning studies commissioned by Congress and past administrations.

This research culminated in a comprehensive technical report presented to the Smithsonian Board of Regents, offering critical insights that guided their decision-making process. After an extensive review, the Board identified two prime sites on the southwest portion of the National Mall—an important milestone in securing a permanent home for these long-anticipated institutions.

By aligning the site selection with the Smithsonian’s vision and long-term objectives, our team played a key role in shaping the future of these museums. These cultural destinations will serve as lasting tributes to the stories, contributions, and legacies they aim to preserve, inspiring generations to come.

MOYA is leading community engagement and early design activities for the renovation of Alexandria City Hall at Market Square, a historic civic landmark in Old Town Alexandria, Virginia. Working closely with Leo A Daly, the project architect, MOYA is helping shape a vision for a renewed City Hall that honors its historic significance while addressing modern needs. 

The City’s renovation focuses on critical infrastructure repairs, improved building circulation, wayfinding, security, and accessibility — all guided by robust community input. MOYA is spearheading a comprehensive public engagement strategy that emphasizes transparency, inclusivity, and accessibility, ensuring community voices shape the future of this vital public space. 

Our outreach includes social media campaigns, video storytelling, online surveys, and targeted digital advertising to gather meaningful feedback from Alexandria residents. MOYA also created a full suite of branded engagement materials, including flyers, reports, presentations, signage, and a dedicated project website, in collaboration with City staff to ensure consistent and effective communication. 

Through this process, MOYA is helping transform Alexandria City Hall and Market Square into a community-centered civic hub that reflects public priorities and enhances the urban experience for future generations.

About the Project

Mount Vernon Triangle Community Improvement District (MVT CID) is situated in a mixed-used downtown neighborhood that reflects DC’s unique array of historic and modern buildings, and offers a variety of restaurants, amenities, and experiences. The MVT CID was established to enhance the overall quality of life for those who live, work, or visit this community.

In 2020, they needed a refresh of ther branding so that the diversity and liveliness of this area would be highlighted to visitors and residents alike. MOYA was up to this challenge and transformed branding elements to reflect the vibrancy of MVT CID.

The design concept was inspired by origami, with graphics mirroring the patterns of this folding technique. To build MVT CID brand equity, the colors selected for the graphics were the same bright colors used in its existing brand logo: red, green, orange, and purple.

These bold and festive designs are showcased in several places throughout the neighborhood, including streetlight banners, exteriors of office and storefronts, and on the MVT CID’s Clean and Safe Team’s pick-up truck.

Project Details

The St. Elizabeth’s East Campus Master Plan developed by the District of Columbia, created a framework for an important community hub within the Congress Heights neighborhood, while promoting the District’s emerging innovation economy through redevelopment. Its recommendations for residential, commercial, cultural, and institutional uses aimed to bring renewed vibrancy to the East Campus as well as to surrounding areas, Ward 8, and the city of Washington. MOYA was engaged by the Menkiti Group to develop a site plan for a portion of the Campus in response to a development RFP issued by the government of the District of Columbia.  

The site plan we developed proposed a mix of new development and historic preservation to create a welcoming gateway that connected and enriched the community. Parcels 6 and 7 reimagined new construction that harmonized with the existing landscape, to include retail, health, and housing. Parcels 8 and 9 were revitalized as hubs for arts, education, and community services, in collaboration with a team dedicated to workforce development, education, and outreach.

Project Details

The Urban Plan for Internally Displaced People (IDP) in Cartagena, Colombia, developed by Paola Moya, is an award-winning master plan addressing the humanitarian crisis faced by Colombia’s five million displaced individuals. Designed during her graduate studies at the Catholic University of America, the project received the NOMA Visionary Honor Award and the Professional Design Excellence Award in 2011 for its innovative urban solutions.

Spanning 16 acres, the plan integrates displaced families with residents from diverse economic backgrounds in a sustainable, mixed-use community. It features five residential towers, vertical and horizontal farming systems that supply up to 25% of food needs, and renewable energy solutions, including rooftop wind farms. Community-building infrastructure includes a school, healthcare center, daycare, and business support services, alongside cultural spaces such as a Gabriel García Márquez Cultural Center and a heritage museum.

In 2015, the project was selected by Geneva-based humanitarian councils and exhibited in 2016 at the United Nations World Humanitarian Summit in Istanbul, showcasing its potential as a global model for urban humanitarian response. Moya’s visionary plan demonstrates how architecture and urban design can empower displaced communities, support resilience, and create sustainable, culturally enriched environments for long-term recovery.
